ARCHITECTURE & DESIGN: Reactivation of an underutilized site into a higher density development with a contextual massing. Terracotta panels on the street wall and a contrasting steel & glass tower. Months of consensus building with the Landuse Committee and the Community Board to create good urban design & a transit oriented development.

Stepped massing responds to three different height districts transitioning from 145 feet down to 50 feet. 185 dwelling units with parking & state of the art amenities.

AFFORDABLE HOUSING: Deep Affordability option with a voluntary lowering of AMI bands to serve the special needs of a neighborhood in need of housing preservation. Family sized units to accommodate community demand. 25% of the Unit Mix conveyed in perpetuity as Inclusionary Housing through NYC HPD.

SUSTAINABLE ARCHITECTURE: Enterprise Green commitment with a focus on Local Law 97 compliance through to 2030 Green House Gas Emission threshold. Terraced massing with Green Roofs for Storm Water Retention and to mitigate Urban Heat Island Effect. High performance facade with water sourced Heat Pumps. Low Flow Fixtures and Low VOC finishes throughout. Bike Park & Ride facility with ADA Access Easement for MTA Elevator to subway station below.
